We are a stones throw to the beach with a gorgeous view of the surf right from the living area. You can see and hear the waves over the dunes. The walk to the beach is minimal and so easy to get to. You will LOVE this house!!!

By making a reservation, Guest agrees that Guest and Guest’s party will abide by these Rules and Regulations, as well as any other Rules and Regulations posted in the Guidebook or on the property. Please remove your shoes before entry. Help us maintain the new flooring by removing your shoes. Not only will the sand damage the flooring but the beach contains tar balls that are mostly undetectable. Tar balls are not removable on rugs and carpet. Parties: Parties are NOT allowed. If you're planning a drunken bash, please choose a different location. We have some full-time resident neighbors. Quiet hours are 9:00 pm to 8:00 am. Occupancy: If you bring more people of any age at any time during your stay than reflected on your reservation you will be asked to leave without a refund, or we may choose to add an additional charge of $100 minimum per person per night for additional guests. We allow 14 guests max. Occupancy needs to be entered correctly at the time of booking. If you need to add people later on and it’s still 14 or less, just message us and we’ll help you adjust it at no charge. Security Camera: We have only 3 security cameras facing the 2 stair cases and one that faces the parking area. It actively records and notifies anytime it detects movement. The recordings can be saved and reviewed. If we receive indication that house rules are being violated, we have the ability to access the camera in real time. If it becomes disabled and we cannot contact you, we may check in with our neighbors or the local police department. Septic: The house is on a private septic system. The toilets are for toilet paper ONLY. Please use the trash cans for baby wipes, feminine products, etc. Please don’t put grease in the kitchen sink. Smoking: No smoking or vaping is allowed in the house or on the decks. Alcoholic Beverages & Drugs: Guest agrees that there will be no illegal activities on the premises, including but not limited to: possession, serving or consumption of alcoholic beverages by anyone under the age of 21; or the possession or use of any illegal drugs. Firearms: Firearms are not allowed on the property. Fireworks: Fireworks are not allowed on the property. Towels: Do not take bath towels to the beach. We have separate beach towels for your use. Also, we do not provide shampoo and bath soap. Please bring your own. Parking: Vehicles are only permitted to drive on paved or gravel driveways. Do not park under the house under any circumstances. Fires: Indoor fires, incense and candles are not allowed. Unauthorized fires (including candles) will be charged $50 plus damages. You are of course welcomed to have fires on the beach per local laws. If you want dry, split wood you can find it at almost every gas station and grocery store in Galveston County. Charcoal Grill: There is a charcoal grill on the property. BYO wood or charcoal. DO NOT USE THE GRILL UNDER THE HOUSE. The next day, after the coals are completely cool, please scrape the ashes out into the galvanized ash bucket and our cleaners will empty it. DO NOT PUT ASHES IN A TRASH CAN. We are absolutely not looking for ways to charge you more for your stay. We have yet to implement any additional fees, as our guests have been respectful of the simple rules. We do not charge for bona fide service dogs for guests with disabilities. This does not include “Emotional Support Animals”. If this is you, please include in your booking request: 1) Whether the service animal is required because of a disability. -AND- 2) What work or task the animal has been trained to perform. If a booking platform changes their Accessibility Policy and you have booked through a booking platform, we will abide by their latest policy. Air Conditioning: The thermostat is on a schedule that will keep the house at a reasonable range. The schedule will resume every day at 9 am and 9 pm. DO NOT leave the doors open for any extended period of time. The AC system and dehumidifier will send an alarm if the humidity is too high. This will result in the AC system to have to run harder. Internet and TV’s: The internet is generally reliable. We provide Direct Tv to all TVs as streaming apps can be flaky. Please also keep in mind that this is beach internet received via satellite. It’s not fiber internet like you may have at home. Please replace remotes in each room after. Any lost remotes will be charged back to the renter at replacement cost. Beach Equipment: We have a rotating variety of beach equipment and toys for you to use such as: beach chairs, boogie boards, coolers, balls, frisbees, and games. Please rinse off the equipment you use with the hose, allow it to dry outside, and put it back under the bar before your departure. Returning from the Beach: Please shower off downstairs and rinse off all shoes. The sand at the beach contains a clay and it can damage the plumbing and flooring in the house. Please remove all sand from beach towels before bringing them inside. Games: We have cornhole boxes and bags. Please do not take them off property and please store them behind the bar when they are not in use. Also, store all basketballs under the bar when not in use. Message us with any questions!
